Use case, visiting properties ("eigendommen"):

1. A guest should login/register first (that's OK).
2. A "new subscriber" should NOT have access to properties ("eigendommen") BUT should see the message template: "Deze pagina is exclusief voorbehouden voor klanten (that's NOT OK).

What settings are wrong?

Thank you for sharing the screencast.

During troubleshooting, I noticed that this is the same issue that was identified in another ticket:
https://toolset.com/forums/topic/single-item-content-template-does-not-show/#post-1965569

You've removed the read access from the "NEW subscriber" role, but not from the default user role "Participant" from bbPress.
