Can you give an overview of wordpress themes within real estate (or that are general that they can be used for real estate purposes) that are suited for Toolset?
These are general purpose themes and don't necessarily have features specific for real estate. However they will offer you maximum compatibility with our Toolset plugins.

Or are there any functionalities unique to Astra's theme that we will lose when changing the theme?

Must the custom post types have specific corresponding styles in the lay-out to be displayed well? Or are these styles present in one of the advised new themes for Toolset? If not can you implement the necessary extra styles?
Question is will our content and site elements will not be affected by switching to another theme?
You shouldn't experience any loss of content and site elements. However given that you are switching to a new theme you will need to still go through and ensure that there is a consistent and proper display of your content as different theme will style elements differently so a check for consistency will be needed.

Based on our framework installer the next best theme to use would be the generatepress theme as our demo is also built upon this theme as well.

Usually these post type specific styles are done using the content template and are independent of the theme's styling so I dont believe any extra css would be needed unless you want to add additional styling.
